What is the role of the mortgage advisor? 

Independent mortgage advisor , as the intermedia between you and banks. takes all the applications process.

 

1.How’s the current Dutch real estate market look like?

Now the market is overheated, impacted by Covid, people have to stay at home to work, they start to search for big space property. and the Low interest rates contribute to the active market too.

 

2. How’s the process look like? 

First go to mortgage advisers to know your loan capacity. 

Find property and bid.

Start with the mortgage process. 

Handle all the things to the notary office.

Have the key, the mortgage starts.

 

3.What are the main interests types? 

The longer the interest is the higher the interest rate will be.  people in the Netherlands are looking for security. people like to have 10 even 20 years of interests. you know exactly how much you shall pay every month. 

If you plan to go abroad again, you might want to rent out, extra payment can reduce the mortgage asap. 

 

4.What are the reductions that buyers can have from the loan mortgage?  

The transfer tax is the main part. all the fee that you spend related to the finance, you may apply tax deduction, roughly around 40% of the expenses. 

the interest can be also reduced, every month you have the interest deduction. 

 In general, you might spend 15,000-20,000 for the transaction of the house.( depends on the value of the property) 

 

5.  Last but not least, as individuals, why shall we find a mortgage advisor instead of going to the bank directly?

First of all, 70% of buyers go to mortgage advisors in the Netherlands, buyers don’t need to go to different banks to compare the interests and mortgage conditions. 

If you pay the mortgage advisor, it will avoid you the expenses of paying the bank. 

The successful rate is much higher.
